From more than 2,500 nominated projects, Millrock Technology Park has been selected as a Green Building of America Award-winning project and will be featured in the upcoming special Real Estate & Construction Review-Southwest Green Success Stories edition. Each Green Building of America Success Story project is highlighted in a case study that intertwines the words of the project’s owner/developer, consultants, architects and contractors to explain how the teams worked together to design and build one of the region’s most important, innovative or unique new or renovated sustainable facilities.
Regional editions, both in print and online, provide inside information about the most referred and qualified firms, team members and products that are being utilized for the most important sustainable projects within a specific area of the country. Combined with in-depth case studies, “how-to” editorial from leading consultants and glossy top-notch photography, each edition is packed with all the essentials and is therefore a “must read” for any owner, architect, consultant or project team member thinking about building green.
The Real Estate & Construction Reviewhas been published by Construction Communications since 1999. Each edition is published annually and features the region’s top projects as determined by our editorial board. The publication is read and referenced by leaders within the region’s local governments, economic development groups, financial institutions, owners, architects and contractors. Construction Begins On the Forth Millrock Office Building;
First three Structures are Finished and 98% leased
Demand Appears High for Utah’s First A+ Office Space
With demand driving the need for more supply in the South East SL Valley suburbs, groundbreaking and construction began Oct 1 2007 on Phase Four of Millrock Park, a $135 million office development in Holladay. Phase One, Two and Three were 95% leased before the doors opened and tenants began moving in.
Phase Four is the last building and consists of 141,000 square feet with four stories and able to accommodate larger tenants with a 28,000 sq ft building footprint.
Millrock Park is expected to generate 2,300 new Utah jobs, according to the Economic Development Corporation of Utah. It has taken five years to complete and is located on 22 acres of land at 6200 South and Wasatch Blvd. When finished, it will have:
- Four buildings with a total of 490,000 square feet of office space.
- Green space totaling 6.5 football fields, a 60-foot waterfall and indoors – the latest in office technology.
- All “Class A+” office space, meaning luxury in design and materials as well as services. A concierge feature will provide tenants with dry cleaning services, errands, car washing, event tickets and dinner reservations.
- Dynamic architecture that is European in design and constructed with upscale materials.
A Decade of Patience
It took 10 years to slowly buy up parcels of land from 18 different owners and put together the 22-acre parcel that is now Millrock Park. Developer Steve Peterson was patient, knowing this would be one of the last remaining prime locations in the Salt Lake Valley. When he and partner Nathan Ricks were ready to build, the terrain itself was a challenge, with elevation changes of more than 140 feet from top to bottom. This required increased excavation costs, but also created opportunities to capture dramatic views from each building.
